BIM · Scan to BIM
Targets: scan to BIM services
Scan to BIM services that turn point clouds into as-builts you can trust.
We convert your registered point clouds into accurate as-built Revit models, with the LOD agreed before we start and every element built in your template and worksets. Measured to the scan, checked by an architect.
Scan to BIMWhat you get
A model that matches what was built.
- Accurate as-built geometry, modeled to the cloud
- The LOD you agreed, not detail you don't need
- Your template, worksets and shared parameters
- Occluded and inferred areas flagged, not hidden
A What's included
- Point-cloud to Revit modeling
Walls, floors, roofs, openings and structure rebuilt as native parametric geometry from your registered scan.
- As-built documentation
Existing-condition plans, sections and elevations pulled straight from the coordinated model.
- Deviation checking
Model-versus-cloud overlays so you can see where the geometry sits against the survey.
- Scan registration
If you only have raw scans, we register and clean them before modeling begins.
B LOD, agreed up front
You pick the level of detail. We price to it.
The single biggest cost driver in scan to BIM is how far you model. We fix the target on the brief call so you never pay for fabrication detail on a wall you only needed as a plane. Here is how we read each level.
| LOD 200 | Approximate geometry and generic systems, for early coordination and space planning Lightest |
| LOD 300 | Accurate size, shape and location, measured directly off the scan Most common |
| LOD 350 | Interfaces between systems modeled, so connections and clashes are visible Coordination |
| LOD 400 | Fabrication-level detail, added only where a trade actually needs it Selective |

D Deliverables & how we price
Fixed fees, agreed before we start.
| As-built model from point cloud | Per area or floor, LOD agreed let's scope it |
| Single-discipline as-built (architecture) | Per building, measured to the scan Per set, fixed |
| Model-vs-cloud QA overlay | Deviation check on an existing model let's scope it |
| Ongoing scan-to-BIM capacity | A dedicated modeler on your projects Monthly or hourly |
Each line is a fixed-fee deliverable, scoped on a free 30-minute consult, no hourly meter, no "request a quote" black box. We work under your NDA, in your standards, and you own every native file.
E How we work on this
From your scan to a delivered model, with a Principal on it.
Scope it
A free 30-minute call with the Principal. We agree the areas, the target LOD and a fixed fee before any work begins.
Model to the cloud
Your template, worksets and shared parameters. We rebuild the geometry against the scan, flagging anything it couldn't see.
Founder review
The Principal Architect checks the model and the deviation overlay before it leaves the studio. Judgement travels with the file.
Deliver
On the date agreed, a native RVT plus documentation, with one revision round built in and your IP handed over in full.
F Is this a fit?
A studio partner, not the cheapest hour on the internet.
A good fit if…
- You have a survey and need it modeled cleanly, not just traced.
- You want the LOD and tolerance agreed before anyone starts.
- You want the as-built built in your template, not converted later.
- You value a senior set of eyes on the model before it reaches you.
Probably not, if…
- The only thing that matters is the lowest possible hourly rate.
- You need us to run the survey and capture the scan on site.
- You would skip the founder review to save a day, it is the point.
G Questions
Before you brief us.
What do you need from us to start a scan to BIM project? +
A registered point cloud (RCP/RCS, E57 or similar), a note on coverage and any occluded areas, and the target LOD. If you only have raw scans, we'll register them first and confirm the plan with you before modeling.
How accurate is the as-built model? +
We model to the point cloud within an agreed tolerance and flag anything the scan couldn't see, so you know where the geometry is measured and where it's inferred. The deviation is checked against the cloud before delivery.
Do you model in our Revit template? +
Yes. We build in your project template, shared parameters and worksets, and hand back a native RVT that drops straight into your environment with your naming and sync protocol intact.
Can you deliver only part of a building? +
Yes. We scope by floor, zone or discipline, so you can model just the areas you need and add more later without re-doing the setup.
