Each line is a fixed-fee deliverable, scoped on a free 30-minute consult, no hourly meter, no "request a quote" black box. We work under your NDA, in your standards, and you own every native file. We draw to your stamping architect's specifications; the certification and submission stay with them.

The Principal Architect reviews the set for coordination and completeness before it leaves the studio.

On the date agreed, native files plus PDF for your architect to stamp and submit, with one revision round built in.

Do you stamp or certify permit sets? +

No. We are a production drafting studio, not the architect of record. We draw the permit set to your stamping architect's specifications; the licensed architect stamps, certifies and submits it. We never claim code authority or take submission responsibility.

Do you know our local building codes? +

We draft to the code interpretations, notes and requirements your architect of record supplies. We don't offer code consulting or claim expertise in any jurisdiction's building code; your licensed architect owns that call.

What's included in a permit set? +

Typically a sheet index and general notes, site and location plans, floor plans, elevations, sections, and the key details and schedules your jurisdiction and architect ask for. We tailor the sheet list to your requirements.

Can you handle planning and resubmission drawings too? +

Yes. We prepare planning and zoning submission drawings, and we action plan-check comments as resubmission mark-ups on the live set, keeping your sheet structure intact.
